The steps, in order
- Get your Certificate of Eligibility. You can request it online, your lender can usually get it for you, or you can mail a request.
- Talk to a VA lender and get pre-approved. You choose your lender. I work with VA lenders in the area and can introduce you to more than one so you can compare. You are never required to use a lender I suggest.
- Search with a buyer's agent. We look at homes that fit your budget and talk through condition before you make an offer.
- Make an offer and negotiate. The terms you offer should match what your loan allows.
- Inspections and appraisal. Inspections tell you about the home's condition. The lender orders the appraisal, and the home needs to meet the lender's and VA's requirements.
- Negotiate repairs or credits, if needed, then close escrow.
Questions buyers ask
Do I need a down payment with a VA loan?
Many VA-backed loans are made with no down payment, according to the VA. Your lender will confirm what applies to your loan, and a down payment can still help in some situations.
What is a Certificate of Eligibility?
A Certificate of Eligibility, or COE, is VA documentation that shows your lender you qualify for a VA loan based on your service history and duty status. You can request it online, through your lender, or by mail.
Who gives me the VA loan?
Private lenders such as banks, mortgage companies and credit unions make VA-backed loans, and lenders follow VA standards and may add their own. You choose the lender, and it is worth comparing more than one.
Can I use a VA loan to buy in Shasta or Tehama County?
Yes, the loan is not limited to certain towns. The home still has to meet the lender's and VA's requirements, which is one reason to have an agent who has worked with VA buyers.
